Pipes are filled with pressurized water at all times, so a sprinkler head discharges water immediately on activation. This is the standard system type for heated, occupied commercial and residential spaces throughout NYC.
Pipes hold pressurized air instead of water until a sprinkler head activates, at which point a valve releases and water fills the pipe. Common in parking garages, loading docks, and other unheated spaces at risk of freezing. Dry-pipe systems carry additional NFPA 25 testing requirements due to their more complex mechanism.

Unlike fire alarm or extinguisher inspection, NFPA 25 frequency varies by component, not by a single annual cycle — some parts are checked quarterly, others annually, and some only every 5 years.
Who can perform inspections: NYC Fire Code requires fire sprinkler inspections to be performed by a holder of a Certificate of Fitness for sprinkler system testing, or a licensed master plumber with fire protection endorsement.
